Getting Started

BaseLedgerPro Real Estate is double-entry accounting software built specifically for landlords and real estate investors. Unlike generic bookkeeping tools, it's designed around how rental property finances actually work — multiple entities, multiple properties, bank feeds per LLC, Schedule E reporting, security deposit tracking, and tenant ledgers all in one place.

BaseLedgerPro Real Estate is built for individual landlords, real estate investors, and small portfolios who own properties through LLCs and need clean, entity-separated accounting. If you work with a property management company, we also have a dedicated PM firm plan.

No. BaseLedgerPro handles the double-entry bookkeeping in the background. You record rent receipts, expenses, and bank transactions in plain language — the debits and credits are created automatically. We also pre-populate a real estate Chart of Accounts so you don't have to build it from scratch.

Yes. Every plan comes with a 14-day free trial — no credit card required. You can add your properties, connect your bank accounts, and try every feature before you decide. At the end of the trial, choose a plan to keep your data or let it expire.

Plans & Pricing

All plans include unlimited bank connections, unlimited transactions, all core accounting features (Chart of Accounts, journal entries, bank reconciliation, financial reports), and security deposit tracking. An entity is a separate set of books — typically one per LLC or legal ownership structure. A single-entity plan is ideal for one LLC owning one or more properties. If you have multiple LLCs, each one is a separate entity in BaseLedgerPro.

Yes. You can upgrade or downgrade at any time from your account settings. Upgrades take effect immediately; downgrades take effect at the next billing cycle. No data is lost when switching plans.

Yes. Annual billing saves approximately two months compared to monthly pricing. You can switch to annual billing in your account settings at any time.

Bank Connections & Transactions

BaseLedgerPro uses Plaid to securely connect to your bank accounts. Transactions sync automatically — typically within 24 hours of posting. You review and categorize imported transactions, and the system learns your preferences over time. No manual CSV imports required.

Yes. Each entity (LLC) can have multiple bank accounts connected — for example, an operating account and a separate security deposit escrow account. All accounts are visible from the entity's dashboard and reconciled separately.

You can manually import transactions via CSV or enter them directly. Most major US banks are supported by Plaid; if yours isn't, the manual import covers CSV exports from your bank's transaction history page.

Real Estate–Specific Features

Yes. Each LLC is a separate "entity" with its own books, bank feeds, and reports. You can switch between entities from a single login and run consolidated reports across all of them. The underlying records remain completely separate — preserving the liability protection of your LLC structure.

Yes. Security deposits are tracked as liabilities (not income) with a dedicated escrow account. The move-out worksheet walks you through the calculation, automatically posts the journal entries for refunds or deductions, and maintains a per-tenant deposit ledger for your records.

Yes. BaseLedgerPro generates per-property P&L reports categorized to IRS Schedule E line items. Export as PDF and hand directly to your CPA — no reconciliation or re-categorization needed on their end.

Yes. Each tenant has a ledger showing rent charges, payments received, late fees, and balance due. You can invoice tenants, accept online rent payments, and share a tenant portal where tenants can see their balance and pay directly.

Yes. BaseLedgerPro includes a QuickBooks import tool that accepts your QB General Ledger export. It maps your existing accounts and creates opening balances so you can pick up exactly where you left off without re-entering historical data.

Support & Security

All plans include email support with a response target of one business day. Higher-tier plans include priority support. You can also access our help documentation and the resource guides in our learning center.

Yes. Data is encrypted in transit (TLS) and at rest. Bank connections use Plaid's read-only access — BaseLedgerPro never stores your bank credentials. Financial data is backed up daily.

Yes. You can export your transactions, journal entries, and financial reports at any time. We don't lock you in — your data is always accessible and exportable in standard formats.
